Everything worth asking before a viewing
We only answer with what we can confirm. Where the information depends on a specific unit, we refer you to its documentation.

Houses V1 and V5 are currently for sale. The Houses page shows the current status of each house. As status can change, it is safest to ask the sales team for confirmation before planning a viewing.
Yes. The price of houses V1 and V5 is from 295.000 € incl. VAT. Before any serious step you get a clear explanation of what the offer includes, what is optional and what is not included.
Planned completion of houses V1 and V5 is May 2027. You can follow the current progress in the Construction section on the home page.
A viewing is an opportunity to see the location, the specific unit and the plans, ask questions about the specification and check whether the house suits your way of life. There is no obligation to buy.
Real photos and videos show the actual state of construction. Architectural visualisations are clearly labelled and serve to explain the planned look, not to replace reality. Visualisations are illustrative and show the planned look of the house. The finished result may differ from the images in certain details – in the shades of materials and colours, the fittings and the landscaping of the grounds. Furniture, fittings and materials are included in the purchase as specified in the offer and the sales package for your house.
Agilus is the project's development team. This means the buyer can talk to a team that understands the project, the construction method and the documentation. More about Agilus and how it builds is available at agilusbuild.com.
We do not present them that way. The houses are designed for energy class B: highly energy efficient, with a heating demand below 30 kWh/m² per year. The final figure for a specific house is stated in its documentation.
Liability for the structural soundness of the building lasts 10 years from handover, under the Serbian Law on Obligations.
A “fire-proof guarantee” in the sense of an absolute guarantee that a house cannot burn does not exist, for any type of construction. Instead, there is the statutory guarantee on the soundness of the structure (10 years), which also covers the fire safety of the elements installed according to the design. In prefabricated passive houses fire protection is achieved through passive protection systems – layers of material that prevent fire from spreading – so in practice these houses are just as safe as traditional masonry houses.
Seismic resistance has been proven by structural and engineering calculations.
Yes, you can buy with a loan approved by a bank. All buildings have the required permits and are registered in the land registry.
Yes. Request the sales package and tell us which house you are interested in. The team will send you the available materials and suggest the next step.
SIPS (Structural Insulated Panel System) is a sandwich panel: two OSB3 boards with a core of graphite EPS. The same element is both the load-bearing structure and most of the thermal envelope, so the insulation is not added afterwards but built into the structure. Agilus produces the panels in its own plant, under factory-controlled conditions. A detailed overview of the build-ups with R and U values can be found on the Vinik by Agilus page.
Regulations in Serbia allow new buildings a maximum of 65 kWh/m² per year for heating. Agilus states that heating its houses requires less than 30 kWh/m² per year. The buildings in Vinik are stated to be designed for energy class B, with a heat pump and ventilation with heat recovery. A design value is not the same as a certified energy performance certificate - the final figure for a specific house is given in that unit's documentation.
